M.T. owns a mixed-use commercial-residential building on Broadway in downtown Methuen a few blocks from Rivic’s 225 Broadway #306 office. The building’s original heating configuration was a shared gas boiler serving all four units (ground-floor storefront commercial, two residential apartments on the second floor, one residential apartment on the third floor) via a hydronic distribution system dating from the mid-20th century. Air conditioning was per-unit window AC on the residential units and portable spot cooling on the commercial ground floor, which the storefront tenant identified as insufficient for retail comfort during summer months.
The original gas boiler was approaching the end of typical service life and had shown reliability issues over the previous two winters requiring emergency Rivic response calls. M.T. was considering replacement scope options: (1) mod-con gas boiler replacement retaining hydronic distribution with separate central AC for commercial and split-system AC for residential units, (2) whole-building VRF heat pump installation providing coordinated heating and cooling for all four units on a single system, (3) selective heat pump conversion with gas boiler retention as backup.
M.T. requested Rivic assess options and recommend an approach that would address the reliability concerns, provide both heating and cooling for all four units, coordinate historic preservation considerations given the building’s proximity to Nevins Memorial Library and the downtown historic streetscape, and fit within a budget target of approximately $60,000 total investment.
Andrew Samples and Marcus Devlin conducted the initial diagnostic assessment across all four units and the shared mechanical space. Key findings: (1) original gas boiler at 32 years’ service (past typical 15-25 year service life; recent reliability issues consistent with end-of-life symptoms), (2) hydronic distribution generally in reasonable condition though would require verification and some upgrades for continued use, (3) commercial ground floor with independent utility metering and separate ductwork potential given the storefront’s high ceiling, (4) residential units on second and third floors with limited existing ductwork suitable for retrofit installation, (5) building exterior with historic character requiring careful coordination on any visible-scope installation.
ACCA Manual J load calculation determined building-wide heating load at 4°F winter design of approximately 68,000 BTU/hr and cooling load at 88°F summer design of approximately 84,000 BTU/hr across all four units. The load distribution favored a multi-zone system given the varied use patterns (commercial daytime occupancy vs residential evening/weekend occupancy). Rivic recommended a Mitsubishi CITY MULTI VRF system with four indoor cassettes (one per unit) on a single outdoor condenser: (1) commercial ground-floor ceiling cassette 24,000 BTU/hr for retail space, (2) second-floor front apartment ceiling cassette 18,000 BTU/hr, (3) second-floor rear apartment ceiling cassette 15,000 BTU/hr, (4) third-floor apartment wall-mount cassette 12,000 BTU/hr. Total outdoor unit capacity 72,000 BTU/hr cooling, matching Manual J load with slight over-sizing for cold-climate heating performance below 4°F outdoor temperature.
Outdoor condenser placement: rear-yard installation at grade level, screened by existing brick wall separating M.T.’s property from adjacent commercial parking. Refrigerant line-set routing: through interior chase running from rear-yard condenser through the building’s existing utility chase to indoor cassettes, avoiding all visible exterior line-sets on the Broadway street-facing elevation.
Original gas boiler decommissioned and removed; hydronic distribution left in place but disconnected (M.T. retains option to reconnect for emergency backup heating if future need arises, though this would require gas boiler installation).
Kathleen Brennan handled Methuen Historical Commission coordination given the building’s proximity to Nevins Memorial Library (National Register-listed) and the downtown historic streetscape. Application package included: property drawings showing existing conditions and proposed installation scope, rear-yard condenser placement details showing brick wall screening, refrigerant line-set routing showing interior chase (not visible from Broadway), no exterior modifications to the Broadway street-facing elevation.
Historical Commission review completed in 5 weeks (application submission to Certificate of Appropriateness issuance). Certificate confirmed the installation approach preserved the downtown historic streetscape character. Installation proceeded following Certificate issuance.
Installation completed over 2 weeks including all four indoor cassette installations, outdoor condenser placement, refrigerant line-set routing, commissioning, and building tenant coordination for temporary heating/cooling during installation phases. Commissioning verified all four zones operating at design capacity with individual zone control. Combustion analysis printout retained (no longer relevant given gas boiler decommissioning, but standard documentation for the removed equipment). Building envelope verified for post-installation performance.
Post-installation electric utility monitoring for the first full year showed building-wide operating cost of approximately $2,800 for combined heating and cooling across all four units, compared to previous $3,400 for gas heating plus $1,800 for window AC and portable spot cooling operation ($5,200 combined).
