J.M. owns a triple-decker multi-family residential property in South West Methuen along the Lawrence border. The property has three separate apartments (one per floor) with independent per-apartment gas heating configurations dating from various decades of upgrades on the property. The property is within the 2018 Columbia Gas over-pressurization event affected zone, meaning 527 CMR 5.00 amended-code documentation requirements apply to any gas equipment work.
Original per-apartment configurations: (1) first-floor apartment with 1990s-era gas furnace and standard central AC, (2) second-floor apartment with early-2000s gas furnace and split-system AC, (3) third-floor apartment with 2010s gas furnace and split-system AC. All three gas furnaces were operational but at various stages of remaining service life; all three apartments had separate ductwork and separate gas service.

All three per-apartment gas furnaces decommissioned and removed as part of the conversion; gas heating service disconnected from each apartment. Each apartment operates fully independent electric heat pump for both heating and cooling; no gas heating dependency remains.
