S.K. owns a two-bedroom condominium unit in a mid-scale multi-unit residential condominium building in downtown Andover. The building (approximately 24 units across four floors) was developed as residential condominium approximately 20 years ago and maintains active condominium association governance for building common areas, exterior modifications, and coordinated resident services.
Original heating: electric resistance baseboard heating throughout the unit (typical for the building’s original construction, chosen given the challenges of coordinating gas or hydronic heating across a multi-unit building configuration). Electric baseboard heating provides adequate heat but at high operating cost.
Original cooling: no central cooling. Window AC units on primary rooms.
S.K. requested Rivic assess options for coordinated heating and cooling installation with priorities: (1) reduce ongoing heating operating cost from the high-cost electric resistance baseline, (2) provide coordinated whole-unit cooling replacing window AC operation, (3) coordinate with condominium association guidelines for exterior modifications (building has established guidelines from previous unit installations — approximately 8 of the 24 units have completed similar heat pump installations over the past 5 years), (4) maintain unit interior aesthetics with minimal visible equipment installation.
Andrew Samples conducted the initial diagnostic assessment. Kathleen Brennan initiated condominium association coordination in parallel — reviewing existing association guidelines from previous unit installations to ensure consistent installation approach matching association expectations.
Key findings: (1) electric baseboard heating operational and adequate at current setpoints but expensive per unit heat delivered given electric resistance efficiency (100% but expensive vs heat pump 250-350%+ effective efficiency), (2) unit floor plan with two-bedroom configuration and open-plan living/dining/kitchen area — 3-zone multi-zone ductless configuration well-suited, (3) suspended ceiling in main living area suitable for concealed ceiling cassette installation; bedrooms have standard drywall ceilings favoring wall-mount cassettes, (4) 100A per-unit electric service adequate for heat pump installation without service upgrade (unit has electric-only utilities with no gas service), (5) rooftop area available for outdoor condenser placement following existing installation pattern from other unit installations.
ACCA Manual J load calculation determined unit heating load at 4°F winter design of approximately 24,000 BTU/hr and cooling load at 88°F summer design of approximately 20,000 BTU/hr.
Rivic recommended a Mitsubishi Hyper-Heat MXZ 3-zone multi-zone ductless configuration matched to unit floor plan: (1) primary living/dining/kitchen area 18,000 BTU/hr concealed ceiling cassette (larger capacity addressing the primary occupied area with open-plan configuration), (2) master bedroom 9,000 BTU/hr wall-mount cassette, (3) second bedroom 9,000 BTU/hr wall-mount cassette. Total outdoor unit capacity 30,000 BTU/hr.
Cassette selection: concealed ceiling cassette for main living area preserves the open-plan aesthetic with equipment visually inconspicuous above dropped ceiling section; wall-mount cassettes for bedrooms provide focused zone control appropriate to bedroom occupancy patterns.
Outdoor condenser placement: rooftop location following the established association pattern from other unit installations; condenser placed in the designated area with adequate service access clearance. Refrigerant line-set routing: through the unit’s existing utility chase from the unit to the rooftop, following the established routing pattern from other unit installations.
Electric resistance baseboard heating decommissioning: baseboard heating units removed from all zones. Complete electric resistance conversion to heat pump qualifies for Mass Save Whole-Home Heat Pump rebate (Mass Save qualifying scope extends to conversions from electric resistance heating).
Kathleen Brennan handled condominium association coordination throughout the project.
