The Dracut Merrimack River corridor hosts several pre-1930 farmhouse and rural residential properties reflecting Dracut’s earlier agricultural development period before the substantial 20th-century subdivision expansion of the Kenwood/Collinsville pattern. These pre-1930 properties have distinctive architectural character and typically lack modern HVAC infrastructure like existing ductwork.
H.F.’s farmhouse has approximately 2,800 sq ft two-story configuration with substantial addition history (property has been modified across decades but retains 1920s core structure and character), original steam radiator hydronic heating system with cast-iron radiators throughout the property, original steam boiler (replaced approximately 15 years ago with a mid-life gas steam boiler retaining the steam distribution and original radiators), no existing ductwork (property never had forced-air heating or central cooling), and window AC units on primary rooms during summer months.
The original 1920s-era architectural character includes original wood siding (recently repainted), original wood windows (some original with true divided lights, some period-appropriate replacements), farmhouse porch across substantial front elevation, and coordinated rural residential character with the surrounding Merrimack River corridor context.
H.F. requested Rivic assess options for improved heating comfort and coordinated whole-home cooling. Priorities: (1) improved heating comfort during shoulder seasons (steam heating cycles on-off with substantial temperature swings; heat pump variable-capacity operation offers more consistent shoulder-season heating), (2) whole-home cooling capability replacing window AC operation, (3) preserve historic steam heating system and original cast-iron radiators (H.F. values the farmhouse’s original steam heating character and the cast-iron radiators are integral to the 1920s architectural context), (4) reasonable capital cost given the property’s Dracut Merrimack River corridor context (not premium equipment tier priorities).
Andrew Samples conducted the initial diagnostic assessment. Ryan Sullivan handled multi-zone ductless configuration analysis for the property without existing ductwork.
Key findings: (1) 15-year current gas steam boiler at mid-life with declining efficiency (approximately 70-76% effective from 82% AFUE nameplate) but still functional, (2) original cast-iron steam radiators throughout property in excellent condition with 100+ year service life examples of proper hydronic maintenance, (3) no existing ductwork — property never had forced-air heating or central cooling; multi-zone ductless configuration is the primary option for heat pump installation on properties without existing ductwork, (4) 200A National Grid electric service adequate for heat pump installation, (5) property configuration supports 4-zone ductless with logical zone divisions: first floor open-plan area (living/dining), first floor kitchen (separate zone given kitchen cooking heat load variation), master bedroom, and second-floor family room/office area.
ACCA Manual J load calculation determined property heating load at 4°F winter design of approximately 58,000 BTU/hr (substantial load reflecting 1920s construction with less-than-modern insulation and original windows) and cooling load at 88°F summer design of approximately 32,000 BTU/hr.
Rivic recommended combined scope: 4-zone Mitsubishi Hyper-Heat MXZ multi-zone ductless heat pump for primary heating and cooling; retention of steam radiator hydronic heating with new mid-tier mod-con gas boiler replacing the 15-year current gas steam boiler; combined heating capability with heat pump primary and steam-hydronic backup.
Heat pump installation: Mitsubishi Hyper-Heat MXZ 4-zone with wall-mount cassettes: (1) first-floor open-plan living/dining 15,000 BTU/hr, (2) first-floor kitchen 12,000 BTU/hr (separate zone accommodating kitchen cooking heat load), (3) master bedroom 9,000 BTU/hr, (4) second-floor family room/office 12,000 BTU/hr. Total outdoor unit capacity 48,000 BTU/hr matched to Manual J heating load with margin.
Mid-tier mod-con boiler installation: Weil-McLain Ultra condensing modulating gas steam-to-water boiler at 80,000 BTU/hr input. Wait — steam radiator systems require steam boiler equipment, not mod-con hot water boilers. Rivic’s assessment concluded steam-to-hot-water conversion is not recommended for H.F.’s property given the extensive scope: complete distribution piping replacement (steam and hot water piping fundamentally different sizes and configurations), radiator modification or replacement (steam radiators have different air venting and pressure characteristics than hot water radiators), and substantial cost ($18,000-$32,000+ typical steam-to-hot-water conversion scope on top of new boiler equipment). Alternative approach: retain the steam distribution and radiators, replace the current 15-year gas steam boiler with a new mid-tier gas steam boiler matched to the existing steam system. New steam boiler: Burnham Series 2 or comparable mid-tier gas steam boiler with 80,000 BTU/hr input matched to system capacity.
Combined heating capability: heat pump primary for shoulder-season and moderate cold weather heating; steam-hydronic backup activated during deep cold weather (below approximately 15°F outdoor) or during heat pump service scope. Thermostat coordination with programmable switching between heat pump primary and steam-hydronic backup based on outdoor temperature and property comfort requirements.
Original cast-iron radiators cleaned, touched-up, and retained without modification.
Rivic considered steam-to-hot-water conversion during initial planning but ultimately did not recommend it for H.F.’s property. Reasoning:
