J.W. owns an early 19th-century residential property in the Rocks Village Historic District of Haverhill. Rocks Village is a distinctive Haverhill historic district listed on the National Register of Historic Places, situated along the Merrimack River in the eastern part of Haverhill. Rocks Village retains substantial architectural integrity from its early 19th-century original development period as a river-crossing village with associated Federal-era and early Greek Revival residential architecture reflecting the community’s peak development period.
Rocks Village architectural character includes early 19th-century Federal-era residential styles, Greek Revival details from mid-19th century additions, coordinated village streetscape with pre-1830 residential density typical of early Massachusetts river-crossing villages, and specific historic elements like original wood siding, true divided-light wood windows, original front entry with period hardware and moldings, and cast-iron fence and gate patterns typical of Federal-era residential.
J.W.’s property retains substantial original architectural character including Federal-era exterior with original clapboard siding, original wood windows (approximately 70% original with true divided lights; approximately 30% period-appropriate replacements), original front entry with authentic period hardware, and coordinated Rocks Village streetscape presence. The property is on the Merrimack River side of Rocks Village with views across the river from primary living spaces.
Original HVAC configuration: propane furnace installed approximately 22 years ago (replaced earlier steam boiler heating; historic radiators removed during that earlier renovation which is unfortunate from a historic preservation standpoint but predates J.W.’s ownership), ducted distribution added during the 22-year-old propane furnace installation, window AC units on primary rooms during summer months, propane water heater retained in basement, 500-gallon underground propane tank in side-yard buried at approximately 4-foot depth.
J.W. requested Rivic assess replacement options with priorities: (1) preserve Rocks Village Historic District character — outdoor condenser placement coordinated with HDC review, (2) complete propane elimination through heat pump conversion including underground propane tank decommissioning, (3) Mass Save Whole-Home Heat Pump rebate qualification (propane conversion qualifying identically to natural gas conversion), (4) coordinated whole-home cooling replacing window AC operation which impacts the Federal-era exterior character during summer months.
Marcus Devlin conducted the initial diagnostic assessment (given Bradford Haverhill residency accessibility to Rocks Village). Kathleen Brennan initiated Rocks Village HDC coordination in parallel.
Key findings: (1) 22-year propane furnace at end-of-life range with declining efficiency, (2) existing ductwork from 22-year-old installation scope in acceptable condition for heat pump conversion, (3) 500-gallon underground propane tank buried at 4-foot depth requires licensed propane contractor for decommissioning, (4) window AC units impact Federal-era exterior character during summer months — removal welcomed as HDC exterior character improvement, (5) 200A National Grid electric service adequate for heat pump installation, (6) property configuration supports either ducted heat pump retrofit or multi-zone ductless configuration; ductless preferred for HDC-visible property scope given more flexible outdoor condenser placement.
ACCA Manual J load calculation determined property heating load at 4°F winter design of approximately 48,000 BTU/hr and cooling load at 88°F summer design of approximately 32,000 BTU/hr.
Rivic recommended Mitsubishi Hyper-Heat MXZ 4-zone multi-zone ductless configuration matched to property configuration: (1) primary living/dining/kitchen 15,000 BTU/hr concealed ceiling cassette (property has selective dropped ceilings in some areas suitable for concealed cassette installation), (2) master bedroom 12,000 BTU/hr wall-mount cassette, (3) second bedroom 9,000 BTU/hr wall-mount cassette, (4) third bedroom/office 9,000 BTU/hr wall-mount cassette. Total outdoor unit capacity 45,000 BTU/hr matched to Manual J heating load with margin.
Multi-zone ductless configuration selected over ducted heat pump retrofit for two reasons: (1) more flexible outdoor condenser placement for HDC coordination (smaller ductless outdoor unit vs larger ducted heat pump condenser unit provides more placement options for view-preserving and HDC-compliant location), (2) property owner preference for zone-level control accommodating varying occupancy across the property’s bedrooms and office areas.
Outdoor condenser placement: rear-yard location fully screened from Rocks Village streetscape and from Merrimack River view corridor (dual view-preservation: HDC streetscape compliance and property owner’s river-view preservation). Refrigerant line-set routing through existing utility chase.
Propane furnace decommissioning and existing ductwork: 22-year propane furnace removed; propane piping capped at previous furnace location; existing ductwork retained as passive distribution for future flexibility (allowing potential future addition of central humidity control or other ducted equipment without new ductwork installation).
Kathleen Brennan handled Rocks Village HDC coordination throughout the project. Application package included: property drawings showing existing conditions and proposed installation scope, rear-yard outdoor condenser placement details with full landscape screening from Rocks Village streetscape and river view corridor, window AC removal scope with Federal-era exterior character restoration, propane tank decommissioning scope, and no exterior modifications to visible Federal-era property elements.
HDC review completed in 7 weeks (application submission to Certificate of Appropriateness issuance) — slightly longer than Old Center or Machine Shop Village North Andover HDC review timelines given the Rocks Village HDC’s specific review scope for early 19th-century Federal-era properties. Certificate confirmed the installation approach preserved the Rocks Village Historic District character. Window AC removal was specifically noted in the Certificate as an exterior character improvement.
Underground propane tank decommissioning coordination followed the same protocol as Rivic’s other propane-to-heat-pump conversion installations (see also the western Dracut Pelham NH border case study). Kathleen Brennan coordinated licensed propane contractor subcontracted for tank decommissioning. J.W. selected complete tank removal ($3,600 scope) for property flexibility and elimination of the tank as an ongoing property feature. Propane supplier notification and account closure coordinated by Kathleen through the licensed propane contractor.
Rivic has now completed HDC-coordinated installations across all three of the North Andover and Haverhill NRHP-listed Local Historic Districts. Practical observations across the three districts:
All three districts share common HDC values: outdoor condenser placement coordinated with landscape screening, side-yard or rear-yard placement over street-facing installation, and window AC removal generally regarded favorably as exterior character improvement. Rivic’s HDC coordination approach is consistent across all three districts, adapted to individual property circumstances.
Installation completed over 6 days for HVAC scope plus 1 additional day for propane tank decommissioning. Post-installation first-year operational verification: heat pump operated reliably through the first winter. Marcus Devlin led the installation team given Bradford residency accessibility to Rocks Village on the eastern side of Haverhill.
Post-installation first-year utility monitoring: total electric operating cost approximately $1,540 for combined heating and cooling. Previous year utility costs: propane heating approximately $2,340 (22-year furnace declined efficiency plus propane price fluctuation), electric window AC approximately $520, combined approximately $2,860/year. Annual operating cost reduction approximately $1,320/year — larger reduction typical for propane-to-heat-pump conversions given propane’s higher cost per BTU vs natural gas.
