Tuscan Village combines residential, retail, restaurant, hotel, medical, and office development in a coordinated master-planned mixed-use configuration — representing Salem NH’s largest recent development and a distinctive southern New Hampshire mixed-use destination.
A.C.’s residential unit configuration: approximately 2,600 sq ft two-bedroom + den configuration typical of the Tuscan Village residential mix, contemporary construction from the 2019 building completion, existing HVAC configuration from the 2019 construction scope, contemporary architectural style with premium finishes reflecting the Tuscan Village development positioning.
Original HVAC configuration from 2019 construction: shared-building forced-air heating and cooling system with per-unit thermostat control through central plant configuration. The 2019 shared-building HVAC delivered adequate baseline heating and cooling but with unit-level comfort challenges reported across various residents (limited per-unit zone control, seasonal comfort variations, and periodic shared-plant service scheduling that impacted individual unit operations).
The Tuscan Village residential association has established heat pump installation guidelines from previous unit conversions (approximately 8 of the residential units have completed dedicated per-unit heat pump installations replacing the shared-building configuration for that unit; association guidelines address outdoor condenser placement patterns, refrigerant line-set routing, and coordination with the building’s shared plant infrastructure).
A.C. requested Rivic assess replacement options with priorities: (1) dedicated per-unit heat pump installation providing improved zone control and eliminating dependence on shared-building plant service scheduling, (2) NH-specific regulatory framework coordination (Salem NH is Rivic’s first NH-based case study for these product pages — NH has different regulatory framework than Massachusetts installations across multiple dimensions), (3) coordination with Tuscan Village association guidelines from previous unit conversions.
Salem NH installations have several regulatory framework differences from Massachusetts installations that affect Rivic’s diagnostic assessment, installation scope, and rebate coordination:

ACCA Manual J load calculation determined unit heating load at 4°F winter design of approximately 34,000 BTU/hr and cooling load at 88°F summer design of approximately 22,000 BTU/hr.
Rivic recommended Mitsubishi Hyper-Heat MXZ 4-zone multi-zone ductless configuration matched to unit floor plan: (1) primary open-plan living/dining/kitchen 15,000 BTU/hr concealed ceiling cassette, (2) master bedroom 12,000 BTU/hr wall-mount cassette, (3) second bedroom 9,000 BTU/hr wall-mount cassette, (4) den/office 9,000 BTU/hr wall-mount cassette. Total outdoor unit capacity 45,000 BTU/hr matched to Manual J loads.

A.C.’s unit disconnected from shared plant heating/cooling delivery at the unit boundary; unit ventilation continues through building’s minimum ventilation requirement (typically 15-25 CFM per occupant maintaining building-wide compliance with mixed-use building ventilation standards).
NH Saves rebate scope for A.C.’s installation is substantially smaller than the equivalent Massachusetts installation would qualify for through Mass Save. Kathleen Brennan coordinated the NH Saves application:
The NH vs MA incentive difference is a substantial factor for NH property owners considering heat pump conversions — net investment for NH installations is typically $7,500 higher than equivalent MA installations after rebate coordination.
